Getting started is easier than you think! You've already made a great beginning with checking out the Wow Factor. All Stagers working with us have completed their course work and earned their ASP designation, which is the gold standard in the industry. ASP's are the only group of Stagers recognized by the National Association of Realtors.
Before you meet with a Stager, here are some simple first steps you can take:
1. Go ahead and begin to de-clutter your home.
All those items you've been meaning to take to Goodwill or to pass on, do it. You'll be moving anyway so anything not going with you, get rid of.
2. Straighten closets and laundry area.
Yes, it's true, people will be looking in your closets. If you're like most people, you have plenty of clothes you don't like or wear anymore. Be ruthless. Either pre-pack them because as yet you can't part with them or get rid of them altogether. Arrange by color and if possible, hang all clothes on the same kind of hanger. This alone will begin to make your closet look organized and tidy. Get all items off the floor. If you need baskets to organize your items, go ahead and invest in them. They'll work in your new home as well! Do the same kind of tidying and organizing in your linen closets and laundry area.
3. Take care of all deferred maintenance.
People only know what they see not the way it's going to be. The room you never finished painting, the "ding" in the wall you no longer notice, the cracked tile in the bathroom floor all take away from the first impression you want potential buyers to have. If your carpet is worn or dated, keep in mind most buyers would rather see new carpet than inherit a job to do before moving in, despite the carpet allowance.
4. Take care of first impressions.
Buyers make their first decision about your home when they pull up to the curb. Make sure beds are cleaned out and freshened with some new mulch or pine straw, walkways and porches are clean and in good repair.
5. Put up all personal photos.
Because your house is now a product, personal photos are, well, just too personal. Buyers are coming to get to know your house, not your family so go ahead and pack them up for your new home.
